Agricultural Pontiac
The Pontiac is one of the few Outaouais territories where agriculture is still an important economic activity. The land is fertile, landscapes are magnificent and prices are accessible compared to agricultural regions in southern Quebec.
Agricultural Zoning
A large portion of the Pontiac is in protected agricultural zone by the CPTAQ. This means land use is regulated — you can't freely subdivide or develop agricultural land. Check zoning before buying.
Types of Farms Available
You'll find dairy farms, livestock farms, sugar bushes, orchards and cropland. Prices range from $300,000 for a small farm to over $1 million for an operation with buildings and equipment.
Agricultural Financing
Financing a farm property differs from traditional residential financing. La Financière agricole du Québec (FADQ) offers adapted financing programs. A specialized mortgage broker is recommended.
My Advice
Buying a farm in the Pontiac is a life project. Take time to understand zoning, obligations and opportunities. A broker who knows the territory is essential.
